Selling a home you love deserves care. For many years we have been helping owners across the Gers and South West France find the right buyer, from village houses to manor houses and châteaux. Here is how we work, and how we will look after you from the first visit to the signature at the notary.
Why Ma Maison
Why sell with us
why-sell-with-ma-maison
We are a family-run, independent agency, and we only take on properties we believe in. That lets us give each one the attention it deserves.
- Honest, realistic pricing: a well-priced property sells; we would rather tell you the truth on day one than waste your time
- International buyers: many of our buyers come from abroad, and we speak their language: English, French, Dutch and German
- Knight Frank’s preferred agent in Gascony, opening your property to a worldwide network of buyers
- We know old houses: having renovated our own, we can explain a property’s potential with confidence
- One team, start to finish: the people who value your home are the people who sell it
Step one
Your valuation
It all starts with a visit. We come to see your property, take the time to understand what makes it special, and look at the house, the outbuildings, the land and the setting through a buyer’s eyes.
We then give you a realistic market price, based on recent sales of comparable properties in the area and on what today’s buyers are looking for, together with honest advice on presentation and timing.
Marketing
How we market your property
Buyers fall in love with pictures before they ever visit. That is why every property we take on is presented with care.
- Professional photography, including aerial drone views of the house and its land
- A detailed listing on our website, in English and in French
- Exposure through the Knight Frank network and selected French and international property portals
- Our social media and our own register of buyers looking in Gascony
- Accompanied viewings: we show every visitor around ourselves and send you feedback after each visit
The process
Selling in France, step by step
- The mandate: you entrust us with the sale under a written mandate, either simple or exclusive; we will explain the difference and help you choose
- The surveys: French law requires a set of diagnostics before the sale (energy performance, asbestos, lead, termites, electricity and gas, septic tank and natural risks, depending on the property). We help you arrange them
- Viewings and offer: we accompany every viewing and negotiate the best offer with you
- The compromis de vente: the preliminary contract, signed by both parties, after which the buyer has a 10-day cooling-off period
- The acte authentique: the final deed, signed before the notary, usually two to three months later, when the sale price is paid
Throughout, we coordinate with the notaries and translate where needed, so you always know where things stand. That is part of our “comfort package”.
Transparent
Clear fees, agreed in advance
Our fees are set out in our published fee scale and agreed in the mandate before we start: a fixed fee of €10,000 for sale prices up to €200,000, and 6% from €200,000, VAT included. You only pay when your property is sold.
